Jamestown has locked in two more tech names on San Francisco’s northern waterfront, inking leases with AI startup Bland and recruiting-tech firm Paraform for roughly 69,000 square feet across its office campuses along the Embarcadero. The fresh deals add some real weight to the landlord’s push to turn Waterfront Plaza and Levi’s Plaza into a tight-knit cluster of AI, recruiting-tech and creative outfits instead of sleepy legacy offices by the bay.

According to Connect CRE, the combined leases span about 69,000 square feet at Waterfront Plaza and Levi’s Plaza, a pair of multi-building campuses on the northern waterfront. The signings follow a recent run of office deals in the area as Jamestown actively courts AI and hiring-tech tenants.

Jamestown's Waterfront Push

Jamestown has been branding the northern waterfront as an emerging hub for AI and innovation, and the company’s own announcements point to dozens of AI and tech leases across its two campuses in recent months. In one recent Jamestown release, the landlord highlighted more than 38,000 square feet of new leasing at Waterfront Plaza and Levi’s Plaza and pointed to investments in sustainability upgrades and public programming meant to lure tenants.

Alex Schwiebert, Jamestown’s West Coast regional market leader, has said that the mix of contiguous floorplates, open green space and move-in-ready suites is resonating with growth-stage tech teams that would rather spread out on a campus than squeeze into a downtown high-rise.

Paraform runs a recruiter-focused hiring platform that pairs expert recruiters with AI agents, leaning into a hybrid model of human search and AI tooling as it scales into new markets. According to Paraform, the business combines a large recruiter network with custom AI agents to speed up placements and support rapid hiring.

Bland is a San Francisco-based conversational voice-AI startup that appears on Y Combinator company pages and in venture databases as it expands enterprise deployments and headcount. Industry profiles have focused on the firm’s rapid fundraising and enterprise-oriented strategy.

What The Deals Mean For The Waterfront

For the city, these signings underscore how early-stage AI and talent-tech tenants are gravitating toward amenity-heavy, campus-style properties inside San Francisco instead of defaulting to traditional downtown towers. Jamestown has leaned into features like added parking, outdoor programming and net-zero operational upgrades to keep Waterfront Plaza and Levi’s Plaza on the shortlist for teams that want room to grow and space to breathe.
